How is your borrowing power calculated?

The calculator reverses the annuity loan formula. Instead of turning a loan into a monthly cost, it turns the monthly payment you can afford back into the largest loan that fits it, given the interest rate and the number of years. A higher rate or a shorter term means a smaller loan for the same payment. It also applies two common lending rules: your payment must still work if the rate rises 3 percentage points, and the loan is capped at five times your gross annual income. This is still a general estimate and does not include fees, equity requirements or a lender's full assessment.

Why a lender's number will differ

  • Your other debt counts. Card limits, car loans and student debt all reduce what a lender will add on top, even when you are not using the full limit.
  • You need equity, and it costs. Most mortgages need a deposit plus stamp duty and fees on the side, and none of that is in the loan figure here.
  • Lenders test your living costs, not just your payment. They apply a standardised household budget for your family size, so two people on the same income can get very different answers.
